Credit and DTI
  • Credit history of at least 24 months is shown.
  • At least one active trade line is required; non-traditional trade lines may be accepted.
  • DTI is up to 50% generally.
  • DTI is capped at 45% when LTV exceeds 95% and the loan is an ARM or 15-year fixed.
  • Derogatory credit events are shown with four years of seasoning; multiple derogatory events are not permitted.
Reserves and financed properties
  • At or below 95% LTV, loans up to $1.5M: zero months of reserves shown.
  • At or below 95% LTV, loans above $1.5M: three months of reserves shown.
  • Above 95% LTV, lower loan amounts: three months of reserves shown.
  • Above 95% LTV, loans above $1.5M: six months of reserves shown.
  • Additional financed properties require three additional months of PITIA for each financed property.
  • Maximum financed properties: four.
Properties and South Florida condos
  • Eligible property types shown: one-unit single-family residence, PUD, warrantable condominium, and modular home.
  • Ineligible types include two-to-four-unit properties, second homes, investment properties, non-warrantable condos, condotels, manufactured or mobile homes, and mixed-use properties.
  • Model homes and leasebacks, properties over 40 acres, and certain property condition or construction-quality restrictions are also shown as ineligible.
  • For South Florida condos, project review, title, appraisal, deferred maintenance, building-code issues, and major litigation may affect eligibility.
